Wondering if you can afford a home? Let’s find out together.
I’ll help you understand your numbers, find programs you may not know about, and look at every house, old or new, with your eyes open.
Your first home, explained clearly.
I work with a lot of first-time buyers, and I love it. There is no such thing as a silly question. We will go step by step, at your pace, until you feel confident about every decision.
- A first meeting to talk about budget, must-haves and neighborhoods, with no pressure to start touring
- Connections to trusted local lenders so you know your numbers before you fall for a house
- Guidance on down payment assistance through programs like the Ohio Housing Finance Agency and Kentucky Housing Corporation
- Help understanding renovation loans, such as FHA 203(k) and Fannie Mae HomeStyle, if the right house needs some work
- A plain English walk-through of every document before you sign it

How I’ll help you find your home
Get clear on what you want
We talk through how you want to live, not just bedrooms and bathrooms. Walkability, commute, yard, schools and the kind of house that makes you happy all matter.
Get your financing lined up
A preapproval makes your offer stronger and keeps the search realistic. I can introduce you to lenders who work with older homes regularly.
Tour with a second set of eyes
I point out the good bones and the red flags, from foundation cracks and aging roofs to original windows worth keeping.
Write a smart offer
We use recent sales and the condition of the home to decide on price and terms, and I negotiate firmly on your behalf.
Inspect, then close with confidence
For older homes I often recommend a sewer line scope and a close look at electrical and roofing. I help you decide what to ask for and what to simply plan for.
Buying in a historic district?
Some Cincinnati neighborhoods have local historic district designations with guidelines for exterior changes like windows, siding and additions. I make sure you understand what applies before you buy, so your renovation plans don’t hit a surprise.
Buying as an investor?
I also work with investors, including out-of-state buyers, on single family and small multifamily properties in Cincinnati and Northern Kentucky. Ask me about neighborhoods, rents and older building considerations.

Let’s start with a conversation.
Whether you are six months out or ready to tour this weekend, a quick conversation is the best first step. I will help you map out what comes next.
