Sell your home with a clear plan and someone in your corner.
What should we fix? What is it really worth? Where will we go next? I help you price honestly, prepare wisely and tell your home’s story, so the right buyer says yes and you know what comes next.
How I’ll sell your home
A walk-through and an honest price
I come see your home in person, learn what you have updated and what you love about it, and build a pricing strategy from real comparable sales, not wishful thinking.
Smart preparation, not a gut renovation
Older homes don’t need to look new. We focus on the repairs and touches that buyers and inspectors notice, and we leave the original woodwork and stained glass to do their job. A pre-listing inspection can help us get ahead of surprises.
Marketing that tells the story
Professional photography, thoughtful listing copy and outreach across social media and my Front Porch newsletter audience. Your home’s history and details are selling points, so we put them front and center.
Strong, calm negotiation
I’m easy to work with and firmly in your corner when it’s time to negotiate. I handle offers, inspection requests and appraisal questions with your bottom line and your peace of mind in mind.
A smooth closing
I keep the lender, title company, inspectors and buyer’s agent on schedule and keep you informed at every step, through closing day and beyond.

What sellers of historic homes should know
- Disclosures: Ohio and Kentucky each have their own seller disclosure forms, and homes built before 1978 require a federal lead-based paint disclosure. I walk you through all of it.
- Inspections: Buyers will ask about roofs, foundations, electrical, sewer lines and old systems. Knowing your home’s history ahead of time keeps negotiations on track.
- Historic districts: If your home sits in a local historic district, buyers will want to understand the guidelines. I can explain what that means for them.
- Timing: Buying and selling at the same time takes careful timing. I’ll help you get both right, whether you are moving across town or downsizing to something simpler.
