Your downsizing questions, answered.
Straight answers to the questions I hear most from homeowners in Greater Cincinnati and Northern Kentucky, and from the families helping them.
When should I start planning to downsize?
Earlier than you think. Many of my downsizing clients start talking with me a year or more before they move. That gives you time to sort belongings at a comfortable pace, look at options and decide on timing without pressure. Early planning conversations with me are always free.
Should I sell my house first or buy my next home first?
It depends on your finances and how much you want to avoid moving twice. Selling first tells you exactly what you have to spend and avoids carrying two homes. Buying first means one move on your schedule, but you may pay for both homes for a while. Options like a rent-back, a contingent offer or bridge financing can help close the gap. I walk through the numbers with you, and I always recommend talking with a lender and a tax professional too.
Do I need to renovate my home before I sell it?
Usually not. Big renovations rarely pay for themselves before a sale. I focus your prep on what matters most: a deep clean, fresh paint where it’s needed, small repairs and clearing rooms so they feel open. Older, well-loved homes have stories buyers want to hear, and I market your home so the next owners see what you saw.
What do I do with everything I can’t take with me?
Give each item one of four homes: keep, gift, sell or donate. Start with rooms that hold less emotion, like the garage or linen closet, and save photos and letters for last. I can connect you with people I trust in Greater Cincinnati, including move managers, estate sale companies, donation pickups and cleaners.
How long does downsizing take?
Every move is different. A typical plan runs about a year from the first conversation to moving day: several months to sort and simplify, a few months to prepare the house, and one to three months to list, sell and close. You can move faster or slower, and I build the timeline around you.
I’m helping a parent downsize from out of town. Can you work with our family?
Yes. I’m happy to include adult children in every conversation, work around long-distance schedules and keep everyone on the same page with shared updates. Many families find it helps to have one local person coordinating the house, the helpers and the sale.
What kinds of homes do people move to when they downsize?
Common choices include condos, where exterior upkeep is handled for you; first-floor ranches with single-level living; townhomes; smaller houses in walkable neighborhoods; rentals; and 55+ or continuing-care communities. On every tour I suggest checking whether the bedroom, bath and laundry are on one floor, how many steps lead to the door, and what monthly costs come on top of the mortgage or rent.
Which Cincinnati and Northern Kentucky neighborhoods are walkable?
Greater Cincinnati has wonderful neighborhood main streets. Hyde Park Square, Oakley, O’Bryonville, East Walnut Hills, Mariemont and Pleasant Ridge are good places to start in Ohio. In Northern Kentucky, look at Covington’s MainStrasse, Newport, Bellevue and Dayton. The right fit depends on what you want close by, so we can tour a few together.
Do you work in both Ohio and Kentucky?
Yes. I’m licensed in both Ohio and Kentucky, so I can help you sell in one state and buy in the other. I’m brokered by Real of Ohio in Ohio and Real Broker, LLC in Kentucky.
How do I get started?
Start with a conversation, not a listing. Call or text me at 513-348-0626, or send me a note. We’ll talk about what you want your life to look like next and work backward to a plan.
